Check-in:

Anytime after 4:00pm. We offer self-check in starting at 4pm. You will receive your code and arrival instructions 1 hour before check in.

Check-out:

By 11:00 AM.

Tavern & Outside Alcohol:

Outside alcohol is not allowed. Each room is equipped with a well stocked minibar. Evidence of outside alcohol will result in fees.

Quiet Hours:

In order to respect the peace and tranquility of our guests, we ask that you keep noise down between the hours of 11pm-7am.  

Parking:

We have free parking available onsite (monitored by security cameras); 6 spots when you first pull into the driveway, and 100+ spots directly across the street in the large garvel parking area. Please do not park in the driveway, on the grass, or anywhere designated “No Parking”. Stonehill’s Farmhouse is not responsible for damage to or theft of property left in vehicles. Please keep valuables with you at all times. Vehicles left in restricted areas will be towed at the vehicle owners expense.

Linens:

We offer Frette bath and bed linens, which our guests love. We have included black make-up towels in each room if you need to clean up any spills, remove makeup, clean mud from your shoes, etc. We understand that accidents happen (and when they do please let us know asap), but any blatant and unreported damage to bedding or white towels that cannot be salvaged will be charged at full replacement value.  

Smoking & Smoke:

We are a smoke free property. This includes e-cigs. If you'd like to smoke, please head to our designated smoking area in the gravel parking lot across the street. We also do not allow candles or burning of any kind in the room or in common areas. Evidence of smoking, e-smoking or burning of anything will result in a $750 cleaning fee. 

Music:

We love music. We play it on the property daily from about 9am-11pm. It adds to the ambiance and many people enjoy the selection we've curated. If you dislike music or are sensitive to noise, we do not recommend booking a stay with us.

Fireplace: 

Please do not put anything other than firewood into the fireplace. 

Please make sure the fireplace screen covers the opening of the fireplace AT ALL TIMES. 

Do not put any of the following into the fireplace as it can create dangerous chimney fires: 

• Pine cones, pine needles, leaves or Christmas trees

• Sticks, cardboard, plastics or dryer lint

• Wet wood, painted or treated lumber

• Any type of paper with colored print, plywood, particle board, or chipboard

• Fire accelerants or fire starters

Photography:

Commercial photography is not permitted at Stonehill’s Farmhouse without express written permission from hotel management. Please inquire about site photography, location fee applies.

Trails:

Our property features 19 acres of private wooded hiking trails to Arrowood Farms and Westwind Orchard. Sometimes they are muddy! Closed-toed shoes, bug spray, and flashlights are strongly advised. Although our trails are usually groomed, please be advised that things like mud, poison ivy and bugs exist in nature, so be sure to dress accordingly. Stonehill’s is not responsible for injury or for picking you up should you choose not to walk back. Please exercise responsible judgement in helping to keep our magical trails litter free and safe. 

Dining: 

Please visit 845provisions.com for our current self serve offerings.  

We are also lucky to have Arrowood Farms and Westwind Orchard right in our backyard, so if you're up for a short hike to either (or both!) be sure to bring some boots as our trails can sometimes get a little slick after any inclement weather. Other places to check out are Butterfield, Rough Cut Brewery, The Spy, The Roost, Hash, The Eggs Nest, Gaby's Mexican Cafe & Bar and The Stone House Tavern.

Pet policy 🐕

• We are pet friendly up to 40lbs for $100 per stay. Evidence of pets in rooms that do not allow pets will result in a $250 fee.

• Any property damages or complaints incurred by your pet will be charged to your card on file or billed to you after check out if no card is on file. We have a selection of farm animals that roam our grounds, so it is important to leash your dog.

Cancellation Policy

• We recommend that you purchase travel insurance for any unforeseen cancellations related to illness or weather.

• Single Room bookings: 100% refund made up to 60 calendar days prior to arrival, minus a 10% processing fee.

• Single Room Bookings: 50% refund made up to 14 calendar days prior to arrival, minus a 10% processing fee.

• Multi-Room / Group / Whole-house Bookings: No refund after booking has been made.

• All changes and requests made subject to availability and are subject to administration and processing fees.

Housekeeping Policy

• One and Two night stays will not receive daily housekeeping unless you please inform us of any more urgent matters that require attention like messes or spills, or unless your Mini-Bar, toilet-paper, etc needs refills. Please let us know and we’ll restock!

Terms & Conditions

• The following are the terms of use ("Terms") that govern your use of Stonehill’s Farmhouse sites, stonehillnewyork.com & 845provisions.com ( collectively, the "Site"), and your purchase, possession, or use of any Stonehill’s Farmhouse, LeFarm Coffee, Colony House NY LLC, products, or services.

• By visiting or using the Site, you expressly agree to these Terms, as updated from time to time.

• This site is not targeted at children under the age of 13, and they are not permitted to use the Site. We strongly encourage all parents and guardians to monitor the Internet use by their children. If you use the Site, you affirm you are at least 13 years old.

• NOTICE REGARDING FUTURE CHANGES TO TERMS:

  We may make changes to these Terms at any time. Any changes we make will be effective immediately when we post a revised version of these Terms on the Site. The "Last Updated" date above will tell you when these Terms were last revised. By continuing to use this Site after that date, you agree to the changes.

• COVID-19 WARNING:

  An inherent risk of exposure to COVID-19 exists in any place where people gather. COVID-19 is an extremely contagious disease that can lead to severe illness and death. You assume all risks, hazards, and dangers arising from or relating in any way to the risk of contracting a communicable disease or illness—including, without limitation, exposure to COVID-19 or any other bacteria, virus, or other pathogen capable of causing a communicable disease or illness, whether that exposure occurs before, during, or after the event, and regardless of how caused or contracted—and you hereby waive any and all claims and potential claims against Stonehill’s Farmhouse, (Colony House NY LLC) relating to such risks, hazards, and dangers.

• NOTICE REGARDING ARBITRATION WAIVER:

  These Terms contain an arbitration agreement, whereby you agree that any dispute or claim relating in any way to your use of the Site, or to products or services sold, distributed, issued, or serviced by us or through us, will be resolved by binding, individual arbitration, rather than in court.

• AGREEMENT TO TERMS

  By booking a reservation, staying at the property, or using any services, you agree to these Terms & Conditions. You also agree to thoroughly read and comply with our Guest Handbook:

• RESERVATIONS & PAYMENT

  • A reservation requires a 50% deposit at time of booking

  • The remaining 50% will be charged prior to arrival

  • Guest authorizes Stonehill’s Farmhouse to charge the full reservation amount using one or more transactions

  • Multiple charges related to a single reservation (including deposits and balance payments) do not constitute duplicate billing

• CHARGEBACKS & PAYMENT DISPUTES

  • Guest agrees not to initiate a chargeback for any valid charge.

    • If a chargeback is initiated:

    1. The Guest remains responsible for the full amount owed

    2. Guest agrees to reimburse:

    1. Outstanding balance

    2. Any chargeback or processing fees

    3. Stonehill’s reserves the right to pursue recovery through legal action

• CANCELLATION POLICY

  • 100% refund up to 60 days prior to check-in, minus 10% processing fee

  • 50% refund up to 14 days prior to check-in, minus 10% processing fee

  • No refunds for group/multi-room bookings after booking has been made

  • No refunds will be given for voluntary early check-out or no-shows

  • No refunds will be made for bookings-made-in-error, medical, personal, weather, travel, pandemics, war, terror, or Acts of God

  • Booker accepts full responsibility and acceptance of terms at the time of booking 

• CHECK-IN / CHECK- OUT

  • Accommodations are offered as ‘self-check-in / ‘contactless’ 

  • Access codes will be emailed and messaged to booker 24 hours prior to check-in

  • Access codes will not be sent out unless the Check-in Form has been completed

  • Check-in Form will be messaged to guests after booking has been made

  • Common area doors do not require access codes

  • Check-in: After 4:00 PM

  • Check-out: By 11:00 AM

  • Non-approved early check-in or late check-out will incur fees and be invoiced separately

  • Early check-in and late check-out may be available subject to availability and are $45/hour

    1. Early check-in request must be made in writing and approved no less than 48 hours before check-in

    2. Late check-out request must be made in writing and approved no less than 24 hours before check-out

1. PROPERTY RULES

   1. Guests agree to:

1. Observe quiet hours (11pm–7am)

2. No smoking or vaping indoors ($750 fee)

3. No outside alcohol

4. Follow all parking guidelines

5. Respect property, furnishings, and linens

6. No unauthorized commercial photography

7. No unauthorized events

8. No unauthorized guests

9. No public nudity

10. No firearms

11. No illegal substances, drugs, or activity

• PETS

  • Dogs and cats allowed up to 40 lbs with fee

    1. Unauthorized pets incur a $250 fee, plus any damages

    2. Guest responsible for all pet-related damages

    3. Damages & Additional Charges

  • Guest is responsible for:

  1. Damage to property, linens, or furnishings

  2. Missing items

  3. Excessive cleaning

  1. Charges may be applied to the card on file.

  4. Smoke damages

• ASSUMPTION OF RISK

1. Guests acknowledge risks associated with:

1. Rural property conditions (trails, wildlife, terrain)

2. Fireplaces and outdoor features

3. General travel and lodging risks

2. Guest assumes all responsibility for personal safety.

• LIMITATION OF LIABILITY

1. Stonehill’s Farmhouse is not responsible for:

1. Loss or theft of personal property

2. Vehicle damage

3. Injuries resulting from misuse of property

• GOVERNING LAW; VENUE; JURISDICTION

1. These Terms shall be governed by the laws of the State of New York

2. Guest agrees that any dispute, claim, or controversy arising from a reservation or stay may be brought, at the sole election of Stonehill’s Farmhouse, in:

1. The courts located in Ulster County, New York, or

2. The courts located in New York City

3. Guest consents to the jurisdiction of such courts and waives any objection to venue, including claims of inconvenience

• ENFORCEMENT & RECOVERY COSTS

1. Guest agrees to reimburse Stonehill’s Farmhouse for any costs incurred in collecting unpaid balances, including court costs, legal fees, and reasonable administrative expenses

• MODIFICATIONS

1. Terms may be updated at any time and apply to all future bookings
