No, we do not rent rooms to the public when we have weddings or private events. If you are staying as a guest of a wedding on-site, there will hopefully be a wedding that you attend on-site.

Early check-in is available sometimes, and there is an additional fee if we can accommodate it. You can add the request at booking or in your guest portal before check-in.

We are happy to welcome pets in Cabin Suite #3 or Cabin Suite #4. Both of these accommodations have private decks and are great to easily access the outdoors. We charge $100 per pet, per stay. We cannot accommodate large dogs or “dangerous breeds”. Additional fees may apply if additional cleanings or repairs are needed. Pets must be leashed at all times outside of your room, and may not be left alone in your room if they bark. You will be required to sign a pet waiver prior to check in.

Outside of wedding or private event bookings, we operate like an Airbnb, but with many of the the elevated amenities you would expect to find at a boutique hotel or inn.

During high-season (May-November) on weekends (Fridays & Saturdays), we typically have a staff member available for in-person needs in the lobby area of the farmhouse from 4pm-8pm.

We are also available for guest messaging by replying to any of the messages we sent to you over email or text.

• For guests currently staying on-site, we check messages frequently between the hours of 10am-10pm, 7 days/week.

• For any after-hours emergencies, we do our best to respond as quickly as possible but cannot guarantee a response before our normal business hours.

• For any property or life-threatening emergencies, please dial 911.

• For guests with upcoming reservations, we try to respond to messages within 48 hours, M-F.

No, however stays longer than 3 nights may request fresh towels. If you would like an additional cleaning during your stay, let us know and you can add one for an additional fee.

We are glad to accommodate children over the age of 2 years old in Cabin Suites 3, 4, 5 or 6. Due to the historic nature of the farmhouse guest rooms, we cannot accommodate children under the age of 12 in the farmhouse guest rooms, or in Cabin Suite 1 or 2. We ask that all children be well behaved and mindful of their volume in all common areas. Children must be supervised by an adult at all times. Children are more than welcome to visit our farm animals, but they must have supervision at all times, an may not throw anything at or chase any of the animals.

We have an Honor Bar in the farmhouse inn available with many pre-made and self-serve alcoholic options for guests who are 21 years of age or older, as well as non-alcoholic options. There are also mini-bars in all of the guest rooms. All options are self-pay using the Square Kiosk in the farmhouse, or QR codes found on the bar or in-room mini-fridges, or by visiting our Provisions site.

Although we don’t have an on-site restaurant, we have a 24/7 guest cafe fridge with many ‘grab & go’ options. We also have a private walking trail to Arrowood Farms Brewery and Westwind Orchard for nearly on-site dining options. There are also many wonderful options locally within a short driving distance.

While you can usually pre-schedule Uber, Lyft, or other car services, they are not available instantly due to the rural nature of the area. We recommend having a car for the best experience.

If you have completed the check-in form found in your guest portal, a unique code to access your room’s door will be generated and visible in your guest portal starting at 4pm on the day of check-in.

It’s fiber optic and usually great, but it can go out on the rare occasion due to storms or weather.

All of our accommodations are cleaned and inspected before every check-in. Despite our best efforts, nature can sometimes find her way back in. It’s the beauty and the beast of being in the countryside. Almost 100% of Airbnbs upstate detail this same exact thing on their listing, new houses and old alike.

Although rare, the water can occasionally have a sulphur odor to it or look cloudy. Since we are on a well, the minerals in the water can fluctuate depending on the weather. Our water is tested daily and results are submitted to the DOH. Although it can be unpleasant, it is safe to use.

Please let us know if you detect a sulphur odor and we can add chlorine to the system to cancel out the smell.

Although rare, we can experience regional power outages during intense storms. We have battery powered candles, battery powered exit signs and emergency kits with flashlights, device chargers, radios, life-straws, and emergency blankets under the beds in each room. We also have a link to the Central Hudson website for outage restoration estimates that you can access in the guest handbook. Since our well water is pumped in using electricity, the running water will stop working and the toilets will only flush until the water in the toilet tank runs out. We keep 5 gallon jugs of potable water in the Farmhouse for drinking. We also have a wood-fired fireplace in the Farmhouse and gas powered fireplaces in the cabins for supplemental heat in the winter.

We also have a portable generator that we can power up if the outage lasts longer than a day. For weddings or events, we have a backup generator to power the barn lighting and event essentials.
